Job Description

1. Inventory Accounting & Recording

Maintain accurate accounting records for land, construction work-in-progress, completed properties, materials, and properties held for sale. Ensure all inventory transactions are properly recorded and supported by documentation.

1. Project Cost Tracking

Track and record land acquisition, construction, development, labor, materials, and other project-related costs. Ensure costs are allocated accurately to the appropriate project, property, or unit.

1. Inventory Reconciliation

Perform monthly reconciliations between inventory records, project schedules, sub-ledgers, and the general ledger. Investigate and resolve discrepancies in a timely manner.

1. Cost Allocation & Cost of Sales

Calculate and allocate development and construction costs to properties or units. Ensure accurate calculation and recording of cost of properties sold upon completion of sales transactions.

1. Month-End & Financial Reporting

Prepare inventory schedules, journal entries, project cost reports, and supporting documents for monthly, quarterly, and year-end closing. Provide accurate inventory information for financial reporting.

1. Project Monitoring & Analysis

Work closely with Project, Construction, Procurement, and Sales teams to monitor project expenditures against budgets. Analyze cost variances and identify unusual or potentially incorrect costs.

Job Requirements

• At least 3 years of Experience as Accountant in Real Estate developer or Construction Sector
• Bachelor degree (Accounting, Finance and audit)
• Excel skill, System Sun, System Cuscen is advantage
• Flexible work, Dynamic and Fast learning
• Be able to travel to project one per month
• Understand way of control Sub Contractor work, Material and Labor
